January Update

HAPPY NEW YEAR!
I hope you all managed to take time off and celebrate the festive season with family and friends. It’s a great time of year to unwind and recharge the batteries for the year ahead.
It’s also a great opportunity to reflect on the year that was and take stock of the things that went well and the things that perhaps could have gone better. We all know that the market has not been particularly kind to us and it’s been a case of working harder than ever before just to keep pace, but every market has opportunities. People still need to buy or sell for a variety of reasons and being successful is a matter of going back to the basics and sticking to a plan.
If you can be dedicated enough to control a few hours a day on the dollar product prospecting activities, you will achieve the goals you set. It is looking as though we have reached or are close to the bottom of the market, with some sources predicting an upwards trend in values by the end of this year, it comes down to the work you put in now and continue to put in, which will ultimately see you position yourself to take advantage of the more favourable conditions coming our way.
Property Management is also looking promising with the median weekly rent remaining stable at $350 for most of 2018 and the vacancy rate dropping below 4% from a high of over 7% early last year. Our records show that leasing property is becoming easier as well with fewer days on market. With improved confidence in the employment market and an increase in net migration, there is also the possibility of an upwards movement in weekly rental values.
So all in all, It appears that we have been through the worst of it and we can look forward to a more consistent property market moving forward.
